    Our Method

    How we clean hoas & clubhouses

    An association is not a single client, it is a board that turns over, a management company, and several hundred residents who all use the building and all have an opinion about it. The method is therefore built as much around documentation and scheduling as around cleaning: a board needs to be able to defend the vendor decision at an annual meeting.

    1. Schedule against the amenity calendar

      Cleaning is timed around class schedules, reservations and peak resident hours rather than dropped into a fixed weekday slot. Fitness rooms are serviced outside the morning and evening rush, and rental space is cleaned to the booking calendar, not to our route convenience.

    2. High-touch frequency where residents actually contact surfaces

      Fitness equipment handles and touchpoints, mirrors, mats, door hardware, rails and shared remotes carry elevated disinfection frequency, with an EPA-registered product held for its labelled dwell. These are the surfaces residents complain about, and they are cheap to get right and conspicuous to get wrong.

    3. Pool deck and ramada as their own scope

      Deck sweeping, furniture wipe-down, shade structures, gates and pool restrooms are workloaded separately from the clubhouse interior, because they are seasonal, weather-driven and the most frequent source of an off-cycle request.

    4. Event turnarounds priced before they are needed

      Rented clubhouse space is reset between bookings, and post-event cleaning either sits in the program as a standing line item or is called per booking at a known rate. Agreeing the number in advance avoids the awkward invoice conversation after a busy weekend.

    5. Board-ready documentation

      Every visit produces a time-stamped, photo-documented JANI-QC record. Management companies attach these to board packets and use them in annual vendor reviews, which turns a subjective debate about whether the clubhouse is clean into a reviewable record.
