Our Method
How we clean office buildings
In an office building, cleaning quality is inferred almost entirely from three places: the lobby, the elevator cab and the restroom. A tenant who never sees a workstation cleaned will still renew or leave based on those. So we route and inspect against them deliberately rather than treating the building as undifferentiated square footage.
Zone the building by who judges it
Common areas, tenant space and back-of-house are workloaded separately and inspected on different frequencies. Lobbies, elevator cabs and restrooms are checked on every visit because they carry the building's reputation. Workstation detail runs on a rotation you can see in the scope.
Documented access and key custody
Keys, fobs and alarm codes are issued to named individuals and logged, not shared across a crew. We follow your after-hours sign-in procedure and notify you the same day of any roster change, which is the thing property managers most often find is not happening with an incumbent.
Clean-desk discipline
Technicians are trained never to move or read documents, disturb screens, or touch personal items. Papers are cleaned around, not shuffled. For legal, accounting and consulting tenants this is the single most sensitive part of the scope and it is covered explicitly at site orientation.
Restrooms on a fixture cycle with restocking owned
Restrooms are workloaded by fixture count rather than floor area, run with dedicated color-separated equipment, and restocked as part of the visit. Consumables can be supplied and managed by us as a transparent pass-through line or bought direct by you.
Day porter for what happens between visits
Where the building warrants it, a day porter covers restroom checks, lobby presentation, spill response and conference-room resets through business hours, alongside the nightly crew. This is what stops a Tuesday afternoon complaint becoming a Wednesday morning escalation.
Tenant issues routed to a person
Complaints go to your account manager, not a call-center queue. They are logged as corrective actions in JANI-QC with an owner and a resolution date and verified on the next inspection, so you have a record for the tenant rather than an assurance.
