      Access drives the cost of exterior glass far more than pane count does, so we survey anchor points, lift routes and ground conditions before quoting.

      We check for existing mineral etching, scratches and film, because pre-existing damage must be documented before we touch it, not disputed after.

    Our Method

    How we deliver window & glass cleaning

    Arizona is hard on glass in two specific ways that most window cleaning scopes ignore. Irrigation and sprinkler overspray leaves mineral deposits that etch into the surface if left, and monsoon dust bonds to that residue rather than rinsing off it. A standard wash removes the dust and leaves the etching, which is why glass here can be cleaned regularly and still look permanently hazy.

    1. Survey access before pricing

      Anchor points, roof access, lift routes, ground bearing and obstructions are checked on site. Two buildings with identical glass area can differ several-fold in cost purely on access, and a quote given without that survey is a quote that will change.

    2. Document existing damage first

      Scratches, prior etching, failed seals and delaminating film are photographed and reported before work starts. Glass damage is very often blamed on the last person who touched it, so the record protects both sides.

    3. Treat mineral deposits as restoration, not washing

      Hard-water etching needs an acidic restoration compound or fine abrasive polishing, applied to the affected panes specifically. It is a separate line item because it is a separate job, and once etching has bitten deep enough no wash will ever recover it.

    4. Match method to elevation

      Ground level and low-rise run water-fed pole with purified water for a spot-free finish. Mid and high-rise run lift-assisted or rope access with traditional squeegee work. The method changes because what works at three metres does not work at thirty.

    5. Detail frames, tracks and sills

      Dust collects in the track and washes back down the pane at the next rain. Cleaning glass without clearing the track produces glass that looks clean for about a week, and it is the most common reason a client thinks the frequency is wrong when the scope is.

    6. Set frequency to exposure, not to a template

      West-facing elevations, irrigated frontages and ground-floor storefront soil far faster than a shaded upper elevation. We frequency-band the building rather than cleaning everything on the same cycle, which usually costs less and looks better.
