Our Method
How we deliver floor care & strip/wax
Floor care is the one service where the wrong decision is permanent. Strip a floor that should have been burnished and you have removed a wear layer that does not come back. Put an acidic product on terrazzo and you have etched it. So the method starts with identifying what the floor actually is, not with what machine is on the truck. Substrate, existing finish and wear pattern decide method, cost and cycle, in that order.
Identify substrate and existing finish
VCT, LVT, polished concrete, sealed concrete, terrazzo, natural stone and ceramic all look similar under fluorescent light and behave nothing alike. We test an inconspicuous area, confirm what finish is on it, and read the wear pattern before proposing anything.
Match method to material
VCT gets stripped and refinished. Polished concrete gets diamond burnishing and never wax. LVT gets neutral-cleaner scrubbing because aggressive stripping cuts its factory wear layer. Stone and terrazzo get pH-neutral chemistry and diamond polishing. The matrix is published on our process page so you can check our recommendation against it.
Schedule around cure time, not around convenience
Finish is typically walk-ready in a few hours and fully cured in 24 to 72 depending on coats and humidity. We schedule over weekends or closures and build the cure window into the plan, because reopening early is what causes the scuffing that gets blamed on the finish.
Protect, cut in, then machine
Furniture is moved and protected, baseboards and edges are cut in by hand where a machine cannot reach cleanly, and only then do machine passes run. Edges are where a strip and wax visibly fails, and they are the first thing a facilities manager looks at.
Apply finish in thin coats, not thick ones
Multiple thin coats cure harder and level better than fewer heavy ones, which powder and cloud. Coat counts are specified in the proposal so you know what you are paying for rather than trusting an unverifiable claim.
Set the maintenance cycle that extends the interval
A burnishing and extraction schedule is what pushes the next full strip from twelve months out to twenty-four. Entryway matting does more for floor life than any product does, so we will tell you where to add it even though we do not sell it.
