Our Method
How we deliver commercial janitorial
A recurring janitorial program lives or dies on whether the route was built correctly before anyone picked up a mop. Understaffed routes do not fail immediately, they fail in month four when the crew quietly starts skipping the tasks nobody checks. We build the route from measured area and counted fixtures, then verify against it on every visit so drift shows up in a record rather than in a complaint.
Measure and count, then workload
We measure cleanable area rather than gross leased area, count restroom fixtures individually, and record floor types and traffic patterns. Labor is then built task by task from published production rates, so the hours in the price are traceable to specific work rather than to a rate per square foot.
Build the route, not just the scope
Tasks are sequenced into a zone-by-zone route with daily, weekly, monthly and periodic work separated. The crew knows what is done nightly, what falls on a Thursday, and what is quarterly, which is the difference between a scope document and an actual routine.
Fixed sequence per zone
Every zone runs the same order: hazard check, waste, high to low dusting, high-touch disinfection at full label contact time, restrooms on their own color-separated cycle, floors last. Sequence is contamination control, so it is not left to preference.
Verify on the visit, not the month
Inspections are logged in JANI-QC during the visit with time stamps and photo evidence. Anything below standard opens a corrective action with a named owner and a resolution date, verified on the next visit rather than discussed at a quarterly review.
Recalibrate at 30 days and on change
Buildings tell you things a walkthrough cannot. At 30 days we review actual condition against the assumed frequencies and adjust. Headcount changes, tenant changes and seasonal traffic get the same treatment rather than being absorbed silently by the crew.

Labor is workloaded on ISSA production rates, the quality system follows the CIMS management framework, green practice follows Green Seal GS-42, and chemical handling follows OSHA Hazard Communication with EPA-registered products held to label contact time.
